The Property
St. George's House forms the eye catching centre piece of the exclusive Church Farm Barns development of just six unique properties. An impressive large barn conversion, cleverly designed to retain its original character whilst offering beautifully styled and contemporary living spaces within.
Extending to over 3000 square feet, there is a stunning open plan living space, separate utility room and home office, downstairs en suite bedroom and a further three bedrooms upstairs, two with en suite bathrooms and a family bathroom. Outside, there is a good size garden to the front and dining patio to the rear, alongside a generous parking area and further car port.
The developers, Hoecroft Homes, have spared no expense, incorporating luxury finishes throughout and have focused on creating a family home that flows beautifully and makes the best use of all available space, whilst still being visually stunning and having the wow factor, often lacking in new properties. This includes a beautiful Khars engineered oak floor throughout the reception areas, hand built fitted kitchen and utility room, a downstairs bedrooms suite, luxurious bathrooms and a home office.
The open plan living space, cannot fail to impress, flooded with light from three elevations, this room is cleverly designed so that the kitchen, dining and sitting room areas all have their own character. The beautiful floating staircase with glass balustrade is a design triumph, alongside the galleried landing above which joins the principal bedroom suite to the other bedrooms upstairs and offers lovely views down to the living space and outside.
The hand built kitchen has a range of wall and base units, quartz worktop, butler sink, SMEG range cooker with induction hob, integrated washing machine, American style fridge/freezer and a window looking out to the rear. There is a breakfast bar, which overlooks the rest of the living space, ensuring that the head chef is not isolated from the rest of the family whilst cooking.
The sitting room nestles at the far end of the room, with French Doors out to the parking area and a statement wood burning stove, central to the space. The dining area is to the front of the kitchen and looks out on either side, through the glazed walls of the original barn doors.
To the far end of the ground floor is a large double bedroom with en suite shower room, perfect for guests or if stairs are no longer ideal. Also downstairs, is a cloakroom with downstairs loo, a separate home office, utility room with hand built units, butler sink and space for a washing machine and tumble dryer, with a door out to the garden.
Upstairs there are three further bedrooms. Across the galleried landing is the principal bedroom suite, a great space, with window out to the side of the barn and a luxury en suite bathroom, incorporating free standing bath, separate shower enclosure, WC and wash hand basin. There are two very handy eaves storage cupboards accessed from the bedroom and the en suite.
The second bedroom, looks out over the opposite end of the barn, with an en suite shower room and the third bedroom upstairs has use of the family bathroom, adjacent to it, incorporating a bath with shower over, WC and wash hand basin.
Outside
Approached from the private road which services all six of the properties at Church Farm Barns, there is a large, private, gravelled parking area to the side of St. George's House with a lawned garden to the front and dining patio wrapping around to the rear.
There is also a car port to the far side of the barn, accessed from the private road.
The Location
Hindolveston is a small, friendly village ideally situated between three popular market towns; Holt, Fakenham and Dereham. The village hall hosts many clubs and crafts, as well as bowls and a Friday night bar. Cinema nights are held through the winter months, and there's also a self-service farm shop within the village. The Recreational Ground offers a large open space for general sports such as football or cricket, a children's play area and The Millenium Pavilion, which opened in the year 2000 and frequently hosts the Parish Council and is also available for private hire. The church of St George the Martyr was built in 1932 after the original church fell down in 1892.
The nearest railway station is at Sheringham for the Bittern Line which runs between Sheringham, Cromer and Norwich and the nearest airport is Norwich International Airport.
Hindolveston is just 8 miles south of the beautiful Georgian town of Holt, where you can find a fantastic selection of quality independent retailers, tradition butchers, fish mongers, greengrocers, bakers, cafes, restaurants, bars and pubs. Holt is also home to the famous Bakers & Larners department store, a doctors surgery, Holt Primary School and Gresham's, a prominent independent school, founded in 1555. The town has a thriving local community and is very popular with visitors to the area, many of whom support great local events throughout the year, such as markets on the first Sunday of each month from April - October, the Holt Festival in the Summer and the Christmas Lights switch on in the winter.
