Property Description

The Property

2 Church Cottages is a charming traditional three bedroom semi-detached cottage in the middle of the picturesque village of Aylmerton.

The cottage offers well proportioned accommodation throughout, with the downstairs comprising a kitchen, pantry, sitting and dining room, study, utility room, garden room and loo.  Upstairs there are three double bedrooms and a family bathroom.

The current owners have sympathetically and tastefully renovated the interior of 2 Church Cottages, while maintaining many character features such as exposed beams, wooden floorboards, stripped pine doors and original feature fireplaces.   Entering the cottage through the front door at the side, a study has been created on the left and the utility room opposite, on the right, with a sink and plumbing for a washing machine.  The hall leads through to the sitting room, which is large enough for a dining table at one end and comfortable sofas at the other. The kitchen, off the sitting room has painted wooden bespoke fitted units at the bottom, a fan assisted oven, a ceramic four ring hob, a butler sink, wooden worktops and plumbing for a dishwasher.  There is a pantry, off the kitchen with shelving and space for a fridge freezer.  The kitchen benefits from plenty of natural light, coming from the garden room, currently used as a work space, which has large windows and French doors leading out to the pretty enclosed garden.   The ground floor also has a loo leading off the garden room.

The staircase runs from the kitchen up to the landing above.  The principal bedroom is a lovely space, with a window overlooking the front, a feature fireplace and bespoke built-in wardrobes.  The second and third bedrooms are both doubles, one overlooking the garden and the other towards the front.  The bedroom facing the garden also benefits from bespoke built-in wardrobes.  There is a family bathroom with a bath, an overhead shower, hand-wash basin, loo and heated towel rail.

Outside

The cottage is in the heart of the quiet residential village of Aylmerton village, tucked away and with a real sense of community but just a short drive from the coast and busier seaside towns of Sheringham and Cromer.

There is plenty of parking to the side of the cottage on the gravel driveway. This is also accessible through a gate from the garden.

There is an enclosed garden at the back, which is paved just outside the garden room, has a lawn in the middle, decking in the far right corner, and planted borders to the side that will blossom in the spring. A pretty flint wall runs along one side. The garden is perfect for keen gardeners in the summer months, with plenty of room for al fresco dining and reading a book in the sunshine.
